Glass Replacement & Mirrors from tear-out to the last bead of sealant
A window that has fogged between the panes has lost its seal, and the fix is the glass unit, not the window. The sash stays; a new sealed unit — the same size, the same low-E coating, the same spacer — goes in where the old one was. It is a fraction of a replacement window and, for a frame in good condition, the right answer.
Where the frame is rotten, warped or the sash no longer closes square, a new glass unit is money spent on a window that is failing anyway, and we will say so. The glass is replaced when the glass is the problem.
Safety glass is not optional near a door, a floor, a tub or a stair, and a pane that was ordinary glass when the house was built may have to be tempered when it is replaced. That is a code requirement and a real one: tempered glass breaks into blunt cubes, and the places it is required are the places people fall.

FAQ
Glass Replacement & Mirrors questions, from measuring to sealing
Do I need tempered glass?
In a door, within two feet of a door, near a floor, in a shower or tub enclosure, or beside a stair, yes — building code requires safety glass in those places because they are where people fall through glass. An ordinary pane there can be replaced with tempered when it breaks, and it should be. Elsewhere, standard glass is fine.
Can you make a custom mirror or a glass tabletop?
Yes. Mirrors are cut to size with polished edges, with beveled or framed options, and installed with proper mirror mastic and clips. Tabletops and shelves are cut and edge-finished to order in the thickness the use needs. Templates are taken on site for anything that is not a rectangle.
