Replacement windows are sold on energy savings, and on a whole-house basis those savings rarely repay the cost within the life of the windows. That does not make replacement wrong — it means the honest reasons are different ones.
The energy arithmetic
Windows are a modest share of a typical Nashville home’s heat loss and gain compared with the attic, the ducts and air leakage. Replacing single glazing with modern units is a genuine improvement; replacing serviceable double glazing usually is not.
If energy is the goal, air sealing and attic insulation return more per pound spent than windows, almost every time.
The reasons that hold up
Comfort, particularly on west-facing rooms that overheat in a Middle Tennessee afternoon. Modern low-E coatings cut solar gain in a way that is immediately noticeable.
Then: windows that no longer open or lock, rotting frames, noise on a busy road, and the appearance and operation buyers assess.

- Solar gain making a west room unusable
Repair before replacement
Old wood windows in Nashville’s period housing are frequently repairable, and the timber in them is usually better than anything in a modern unit. Sash cord replacement, reglazing and weatherstripping restore function at a fraction of the cost.
A restored wood sash with a good storm window performs respectably and keeps the character that gives those houses their value.
Choosing if you do replace
Full-frame replacement removes the old frame entirely; insert replacement fits a new unit inside the existing frame and loses a little glass area. Insert is cheaper and appropriate where the existing frame is sound.
For Middle Tennessee, the number to look at is solar heat gain coefficient as much as U-factor. Our cooling season is long, and controlling solar gain matters more here than in a heating-dominated climate.
